The demo businesses are fictional and the photos are illustrations. Your site will show photos of your own properties.
Airbnb has moved its service fee onto hosts: the whole fee is deducted from the host's payout, and for most hosts it is 15.5% of every booking. In Europe, independent hosts moved to this model from October 2026. When a stay costs hundreds or thousands of euros, every direct booking leaves you noticeably more.
You still shouldn't give up the platforms, because that is where new guests find you. Your own site is where returning guests, friends of past guests and people searching on Google come to book directly. The site works alongside the platforms and reads their calendars.
The site is built around what someone looking for a place to stay wants to know straight away: is it available, what will the stay cost, and what does the place feel like.

Prices do not include photography, rewriting texts, a third language or migrating an old website. The Pro plan requires your own Smoobu subscription with the booking engine. You pay 50% when ordering and the rest at launch. Online ordering is for Finnish businesses. Outside Finland, or renting without a business? Ask for a quote.
No value added tax is added to these prices, as Studio Titta is not currently registered for VAT.

When your photos, texts, prices and calendar links are ready, an Essential site can be live in a few days. For Pro and Signature, we agree the schedule separately.

How quickly can the site be ready?
An Essential site can be live in a few days when your photos, texts, prices and calendar links are ready and you can change your domain settings. If the content is still in progress, the schedule depends on when it's done. For Pro and Signature, we agree the schedule separately.
Can I get direct bookings without Airbnb?
Direct bookings come especially from returning guests, friends they recommend you to, and people searching on Google. New guests still mostly find you on the platforms, so keep them alongside. Every direct booking leaves you the share that would otherwise go to the platform's service fee.
Does it work alongside Airbnb?
Yes. The site reads your Airbnb, Booking.com or channel manager calendars, so bookings made there show as booked on the site. Information doesn't flow the other way by itself: when you confirm a direct booking, you block the dates on the platform or in your channel manager, as you do now. On the Pro plan, bookings are made in Smoobu, which updates the platforms.
Can a double booking happen?
The site fetches the calendars every 15 minutes and checks them again before every booking request. The platforms update their own calendars with a delay, though, so the risk can't be removed entirely. That is why the site sends a booking request instead of confirming the booking itself: you confirm it. On the Pro plan, bookings are made directly in Smoobu, which keeps the calendars up to date.
Who takes the payments?
The site does not handle payments. On Essential you agree on payment with the guest as you do now. On Pro the guest pays in Smoobu's booking engine, and payments go to your own Stripe account. The Smoobu subscription and Stripe fees are yours.
Do I need my own photos?
Yes. Good photos sell a stay, so your site always shows photos of your own properties. The demo photos are illustrations.
I rent without a business. Can I order?
Yes. Ordering online requires a business ID, but if you rent as a private individual, I'll make you a quote and an agreement on consumer terms. Ask for a quote through the contact form.
Can I choose the style myself?
On Essential and Pro you choose one of the three ready-made styles: Nordic Cabins, Mediterranean Villas or Boutique Stays. Your business name, photos and texts go on the site. A look entirely your own is designed on Signature.
How many properties fit on the site?
The site is designed for 2–6 cabins, villas or holiday homes. If you have more, get in touch and we'll look at it together.
